@Kylie Tollios some of the STR listings you’re seeing in Denver may be partially owner-occupied which is legal (you can rent out part of your as a nightly rental but not if it’s a pure investment property).

Most flippers are purely investors, not designers or share any motivation beyond profit.  

I completely get the concepts but my follow through has not been pure.

My point here was purely a legal one, that being that buyers with no agent have no authority over the direction of commission in AZ (or TX) since sellers pay commissions on listings in almost every case.
