Oft times sellers' brokers insist on a listed buyer's broker (who is usually someone in the seller's broker's office) because that way the seller can't pressure his own broker to lower his commission on the grounds that he's not splitting the fee.Yes, there is such as thing as the procuring agent, but I don't think that applies here: You found the house on your own, the woman simply let you in and never said anything about representing you.
