Much like wind insurance in FLA and TX went way up because of Hurricanes i can see fire insurance going nuts in these areas as well. lastly were is the man power to all of a sudden rebuild a community that took 30 years to build in the first place..

We have to get better at focusing on completing the project quicker, and not getting distracted by the next deal.

Gotta focus on this deal first, keep her comfortable without feeling overwhelmed.

I think if your goal is to go deal then focus on learning the market or markets you want to invest in so that you KNOW when a deal is a deal and can act quickly.
