If the seller owes close to market and there is a real opportunity to increase NOI, then I'd definitely encourage you to pursue it.

You should be fair to the person loaning you the money and encourage them to use an experienced professional with vetted paperwork to originate this loan and ensure they are adequately protected.

I'd encourage everyone reading this to go out and find 1 deal a day.
