But since it's a flip, and I don't want any headache on county inspectors, etc, getting into the middle of something that there's no need to get into, and delaying the flip process for any reason (not doing anything illegal, getting permits for new windows, etc, but never know with previous owner's reno, etc).

@Austin Bright - In Texas, if the seller has an inspection report, received or purchased by them, within the last four years, they are required to share it with any prospective buyers.

Rehab can take a while especially if you need to pull permits and deal with the utility companies which you likely will. 9 months isnt crazy if you need to do that stuff.
