Are or have any tenants been delinquent on rent, fees, or utilities they are responsible for since the inception of their leases?

$400 cashflow per month

I live in Wilson county about 20 minutes from downtown Nashville, and I was hoping to find anything within a 3 hour radius of Nashville.

We are also 40 minutes to Huntsville and 40 minutes to Birmingham and right off I-65.

Is it normal to pay down or fee before getting the $$?

California charges a minimum tax of $800 a year per LLC, and more if you have gross receipts in excess of $250k.

You realize you'd be paying $4000 per square foot, right?

this is just another reason to use a Realtor….or atminimum use a flat fee service so it gets syndicated out to all the sites. 

I've heard a few opinions on this, and I've seen varying evidence in my market research.As an example, just this evening I'm pulling sold comps for a house and one of the highest sold price per sq ft comps is located literally right next to a railroad track, and has a massive commercial building right in front of it.
