These law firms have access to powerful tools such as a "writ of fieri facias" that allows you to grab personal property, "bills in equity" which allow you to sell their house, "wage garnishments" which let you reach their earnings, bank garnishments which let you reach their other assets, etc.Very rarely is a person truly judgment proof.

You may work out a scenario where you manage the property for a management fee (it might be appropriate for you to earn a finder's fee if you located the investment) but any further profit from the venture should be his since he is the owner and is taking the financial risk.
