judgments you don't think you can collect.
What do you landlords do as a process, when you get a civil judgement against a previous tenant but you can't readily collect. Do you have a certain collection agency you turn it over, do you just keep it and consider it toilet paper? Trying to figure out a good process, that "might" help my collect some of the money in the future.

Collections attorney and investor here;
It is typically a good idea to find a reputable collections firm in the area you are operating. These law firms have access to powerful tools such as a "writ of fieri facias" that allows you to grab personal property, "bills in equity" which allow you to sell their house, "wage garnishments" which let you reach their earnings, bank garnishments which let you reach their other assets, etc.
Very rarely is a person truly judgment proof. You just have to know what avenues to get at them.
