As it's exterior work, ask them if you can do a drive by of a couple of previous jobs to see the quality of their work.Good Luck !!

I would say the 3 failed floor joists usually doesn't manifest itself in the exterior walls.

For those interested, it needs the following:Exterior: Paint Shutters & Power Wash all the vinylInterior: Replace Carpet, Paint Walls & Ceiling, Replace switchplates & outlet covers, Paint doors & trimUnpermitted enclosed patio: Relocate Electric Meter to exterior of home.We also put a sign & lockbox on another property which currently has a tenant.  

As opposed to those who are shopping for a primary residence, with them I usually send them homes I think that will fit their needs.Many good Realtors do not want to work with investors.

Hello to all, I was looking at a property that was in a bad fire; the exterior is still intact.

However, some states require more advanced notice from a landlord as opposed to a tenant.

I figure my skill set would better suit me for wholesaling as opposes to flipping. 

It happened in a prior year and I think of it as more of a one-time expense as opposed to a recurring expense.

My buyer informs me that they want to convert the garage into a 4th bedroom, they want to stucco the exterior brick and possibly build an add-on room in the back of the house!  

The rehab essentially gets "deferred" until a later date.Since most of what I need to do to this property is outside the house, it would give us some cash flow and let us do the exterior stuff a bit at a time around our busy schedule.
