@Alex Ng,I’m glad you’re taking the time to think this through before jumping in.Beyond the typical factors, make sure to pay special attention to idiosyncratic factors that could impact your returns or change how easy/difficult it is to operate as a landlord in a particular market.These include factors like state and local income taxes, the state’s tenant/landlord laws (and notably, how landlord-friendly the state is), city-specific ordinances (like how rigid or lax zoning laws are, or whether point-of-sale inspections are enforced), the presence or absence of homeowners’ associations (HOAs) in your neighborhoods of interest, and so on.

@Dakoda Spencer- thanks 1) get formally pre approved with a lender in order to learn / understand the process and also so you can determine if you are able to obtain financing 2) if you are not able to get approved or if you arent ready - this still will be a good exercise in order to learn .... 3) the pre approval process is free / non binding and relatively easy - good luck

I am guessing this is a duplex so most times, you won't be living completely free but have to pay some of the expenses, most notably the mortgage.
