You not only have to have a great grasp on the market you invest in, but you have to work harder to find the best deals, because investors who live the market have a distinct advantage.I haven't had trouble finding cashflowing properties in my market, but several of my properties have come from word-of-mouth or other mediums for obtaining properties outside of using the MLS.

WC Studio is something else entirely and are regularly doing great work, we're intending to connect with them again in the near future to see if we can get a better understanding of how they make things work.To compound the issue I've even got an investor lined up, but if the returns are going to be in the 5-8% range and we as developers are going to make about as much as we would on a medium sized architectural project it makes even less sense.

I also have close ties to a medium sized civil company in Auckland and my grandfather can operate anything with an ignition (such as an excavator) which reduces the cost to renovate greatly.

:D Don't have any as of yet, but reviewing currently what others are doing then will select some on my own.Social media is a big one, don't understand it as of yet, all I know it is a free powerful medium, facebook has either surpassed or equaling the traffic numbers google has making it a formidable enemy to google in terms of advertising dollars...google is nervous of facebook.Note:Social media is a must for me, so it will be one of my favorites, it's just I don't understand how it works just yet !
