I work overnight which gives me plenty of time to cram every BP podcast and listen to some audio books.

I would listen to the numerous amounts of podcasts that discuss this in great detail.

Hey @matt maitz i am new to the real estate game as well, but from my understanding, talking to investors reading books and listening to podcasts, you should shoot for 100 to 200$ a door per month.

I highly recommend you start listening to the Straight Up Chicago Investor Podcast to become familiar with real estate investing in the Chicagoland market.

In the mean time I am reading, listening, and watching as much content as I can so when the time comes I will be better prepared.

I've been listening to BP since buying my first rental while in college (2018) and since then I've managed to leave traditional employment and build a land/development business on the active side while also buying a portfolio of residential rentals on the passive side giving me complete freedom over my time. 

I've been racking my brain and doing a lot of listening and researching but am at a point where I would just love some advice from people smarter than me.

It will have all the needed CA disclosures and such as well.The advice of "get it under contract" is guru crap, don't listen to it.

I've been listening to the BP podcast for a while and less-so lurking around the forums.
