You can save money by installing all plastic shower pans and plastic walls, but being a plumbing contractor we encounter cracked shower pans almost every day and we encounter the drains leaking in plastic shower pans because when people stand on shower pans the plastic flexes and the drain strainers loosen causing significant damage.

I did work for them in California and they own almost every storage facility.While operating a public storage facility sounds like it is easier to manage than housing rental units the business comes with inherited problems i.e. 24/7 management, theft issues, issues regarding damage to your customer's personal items caused by leaks in the roof, flooding of the storage yard and maintaining the asphalt driveways and parking lots is often very expensive and can take several years to recover from.I do underground utility installation and repairs for sewers, water mains, electric, etc. and I recently completed a job for Extra Space where we had to replace 1200 feet of 6 inch fire water piping.

I would first not mention the increased rent coming but ask if there are any issues currently in the unit that the tenant would like addressed(Shower inoperable, leaking ceiling, etc.)

I go and inspect and there is literally no leaks upstairs, no water lines in this section of the house and no rain for days outside and no sign of moisture intrusion from outside.
