I have been watching Auction.com, there are a lot of REO's on that website many with large mortgages unpaid leading to Sheriff sale.

I wish there was a way to celebrate more the pursuit of things like autonomy, mastery, and purpose (the things that actually lead to happiness) rather than the pursuit of quitting ones' job, making lots more money, or whatever else.  

I will hopefully have an update in a few weeks with my first successful land flip.Mark is real big on tax deals because of that I signed up for etaxsales.com to generate leads.

As a real estate agent, i am following up with all of my old leads that i had when i was flipping. i have a huge stack of people who want to sell.The big objection i hear is, " i would sell it if i could get a good price (full value), but i dont want to list it with an agent because i do not want to interrupt my tenants.

I know marketing and getting leads is the first step.

There are plenty of full time investors that can show you how to generate leads for motivated sellers that will make seller financing, subject-to and lease option deals possible. 

I just posted the rental and I might have done it prematurely, because I'm getting hits like crazy and the contractor is still doing lead abatement.
