If a lawsuit is brought against an individual series and that series assets are commingled with the assets of other series in a single bank account, then I--as a litigator--am going to ask for the bank statements for that account in order to determine whether the owner is keeping accurate account of each series' assets; on the other hand, if individual bank accounts are used, I am not entitled to discover the existence, much less the amount on deposit, of any series' accounts or assets not otherwise liable for the debt or claim upon which I have sued.

This thread is to encourage landlords to file for eviction and put their deadbeat tenants name in the system so that everybody knows that the eviction lawsuit was filed.

From my research the largest single tenant lawsuit case was in California for $3.8M.

The following idea I have in mind, in my opinion is very simple, cost effective, preserves my tax status (hedging my W2 income with loss coming from my properties) and most importantly is done in good faith not trying to defraud anybody…just to protect myself against frivolous lawsuits or when my insurance policy or umbrella policy declines my claimHere we go …LLC – I have turned down that option.

In Texas, you need an "action" or lawsuit that involves title to real property, an interest in real property, or an encumbrance.  

Would this also put me at risk in case the tenant finds me in a lawsuit and then it's revealed that the work done on my property isn't permitted?
