We live in Massachusetts and both work busy full time jobs and have two young kids (and a dog who is a pain in the butt.)

Hopefully, you can find someone who thinks the same way, and who knows maybe you will be the broke kid compared to their massive fortune!  

For reference, I am exploring class B type areas and will be using a property manager. 

House hacking is a bit difficult for me as a have a wife and kids making it hard to move around often.

With jobs, school, kids, church, and all the other obligations in our lives most people just don't have the available time, or they don't want to sacrifice their time.The investors that are advising you to take on the sweat equity generally have more time and they can trade that time for profits without sacrificing time with family, ect.
