True private money to me is the private investor who has money in an ira or cash they go to REIA meetings they meet potential borrowers and do a few loans a year. 

We are opening up our fundraising efforts to possibly include Self-directed IRA investors, which isn't an avenue that has been previously explored by us, but seems to be a pretty popular investment vehicle on Bigger Pockets and of course throughout the entirety of the United States, given the extremely favorable tax benefits. 

They're more tax efficient for SD IRA's.

At this point I'm still following all the "traditional" retirement advice - contributing to ROTH IRA, and 401K like investments in stocks/mutual funds - in addition to REI.   

Who here used the ROBS approach to create a c-corp and capitalize with IRA funds for the down payment on a first big acquisition ever?

Anyone here transfer their TSP to another IRA, such as a self-directed IRA to invest in real estate?
