The same information is available to the public... but you have to understand local laws, how all the elements work and how it all fits together.

I'd say it has helped to show agents and others I've interacted with that I'm smart, and it makes it easier for them to work with me because of my knowledge base. 

So, every business has the ability to add a human element.  

Until every last step of the closing is complete, you are not receiving funds.If there is a mail-away element involved on either buyer or seller-side, the title company needs to receive the original signed documents prior to disbursing the file.

As a software developer myself, I know that even great devs may not know a thing about those crucial elements.  

The most "drama" my property management company has EVER experienced in ANY interaction with me is my pen running out of ink when signing a 2 year lease, a lease that I asked for and a lease that was agreed to because i am such a good and reliable tenant with ZERO drama after being a zero drama tenant for the past 2 years.

This has been my life for around a year-and-a-half now.My fun is in interacting with my business partner and contractors (they are a hoot), going to Universal Studios with the family (we have passes), and joking around with friends.

now to be fair and balanced like Fox news @Brie Schmidt  you buy and hold folks just did not wake up one day with a rental portfolio you put time and energy into building it you were smart you have drive you have business acumen .... and now that you have one you do have to put some time into it.. its not like these things take zero time like a mutual fund.. you have to either manage your mangers or do some maintenance or tenant interactions.. but I think the allure to it is you are not working for someone else.. or having to go to the same place daily.
