Hello BP, I am in the process of finalizing the AppFolio as the PM software for my in-house PM team (100 unit MFR) and wanted to hear any negatives from others who have implemented this software very recently (Ideally 2015 or late 2014; Note that they have added lot of functionality very recently including Alerts/reminders etc).

If you are self-employed and have no full time employees, a Solo 401k might be a good option, as it can be implemented more cost-effectively in California.There is a ton of good information here on BP on these topics.

So if renta due on the first you send out letters with amount due on the 15th (giving them 2 weeks) , take the manager out of the equatiom completely.But if they are actually collecting then maybe implement a little bonus incentiveAlso for late fees just have it be a one time ding , otherwise youll spend more time adding days and arguing with tenants about when the checks were post marked and itll just be a huge headacheAlso never take cash.

I know that these units have a pretty high occupancy rate, but from what I've seen so far in the few properties I've checked out, RUBS is not implemented in this area (based on a very small sample size).
