Many don't -- and most multi-family projects in most states require an architect's / engineers stamp -- so architects are getting regularly involved.It should also be understood that when working with an architect, developers typically pay the architect for very specific, very partial services on a sort of a la carte basis only.

I sort of jokingly referred to my strategy as being like Warren Buffet's, where he uses the steady cash flow from insurance companies to buy distressed assets or companies that need some turnaround, like he did in the crisis, but I think that's being too generous.. lolI'm sure I'll also get some grief for "speculating" on appreciation, but I have a thick candy shell, so don't worry about it ;)

Dining room is pretty open to the living room beyond, through some nice cased built-in bookshelves...so opening the kitchen up also would mean that the whole house except for the bedrooms & hallway would be sort of one connected space.I am trying to rehab the house in the spirit of its 1920s design, and to make major changes only when they produce a real, indisputable improvement.
