Since you are a newer investor I would also include a list of everyone who will be on your "team"... you will need to line up these folks at some point so working on that sooner rather than later is a good idea.

I like the idea of a line of credit because I can draw what I want/need when I need it, but the interest can fluctuate and be more expensive a few years out, or sooner, as opposed to locking in a good deal.

I'm assuming I'd need to be available to deal with issues sooner than in 3-5 days if I own any rental properties, so I'd need to be able to replace that lost income from my current employer at least to start.I'm looking forward to meeting some local people and discussing my plans and ideas. 

Leave an extra one at the unit in case it needs to be replaced sooner; otherwise you should replace it every 6 months.

If you are priced same as everyone else but offer a free gym membership, free lawn care, all utilities included, and Friday back massages ("C") it will be rented in 5 minutes. 

I know about delayed finance but it doesnt recoup any of the rehab costs.My question is how many investors dont actually go all the way to ten and make the jump to portfolio/ commercial way sooner?

Also, some things happened financially that took my savings from six to four months worth and I am wondering if, to get a paycheck sooner, joining a team would make a difference.

My projected graduation is already a quarter sooner than it was before.
