(not sure where they pulled 575k except for high side comfort)Gross Income: 70500Expenses: 38k (excludes probably low family mgmt fee's and there has been 0 vacancy in this property for many years).Unit info: 4 - 1b/1b (unsure of sqft but est 750sqft)2 - 2b/1b (I est 850sqft)1 - bottom floor office, support up to 15 employees.

The kitchen/dining room would have a door.I would relocate a door in the garage so that if I entered through the garage, I could still go upstairs without seeing the tenants and make a wall so that tenants couldn't go upstairs.The wall to wall carpet is in great condition but i guess I could take it out and put hardwood when the carpet gets old.I'm guessing the rennovation would probably cost around $30k.My current mortgage is 2800 and I owe about $500k but I need to buy my Ex out.1000sqft homes/apartments that are 2/1 in my area rent for about $3200/monthI could rent the top floor for maybe $3700/month (property manager rents my next door neighbors entire house with similar floor plan for $4500) How can I get financing toa. creatively buy my ex out (maybe pay her out in payments with low interest?).

We did one..we bought the home next door & initially we got $820/mo in a 70's era SFH in very very tired shape.When they moved after 5 years we rehabbed it for $18k & got $1400/mo & that was 6 years ago.We did bump the rents over 2 more tenants (now $1650/mo) but the current tenants do all the maintenance.When the 20 yr old HW tank burst at the seams they shut everything of, cleaned up the mess.

Alright so for actual advice I would find a tenant who can maybe do handyman work or keep the grounds clean, etc for reduced or likely free rent.

By adding tile floors, new cabinets and counters, new fixtures, new applicances, I think I should be able to get $1900 for rents no problem.I have not done a renovation of this scale, so if anyone can recommend contractors in Honolulu, Millani, Kailua, or Oahu in general that would do this kind of work, please do here or PM me.Also, I have no idea if I am able to write most of this off as repairs, or will I have to amortize the cost (not favorable)?
