Real estate investing can be a tough nut to crack, especially with high expectations for returns.

Plenty more fish in the sea.

I look at websites like trot lines.. those lines my grandfather and I would string from one branch to another in water to catch ore fish with lots of hooks and bait.  

So, it wouldn't be a HELOC on an investment property, which is slightly more difficult a nut to crack.

If you're fishing in the MLS (listed properties), you're fishing in the retail pond and that has little interest to investors who are seeking to buy under market.

I think what I need is some kind of course that will show me the "nuts and bolts" of how to do note investing.

Having someone quarantine for 14 days in their room was in retrospect nuts.

Personally, I enjoy the outdoors - fly fishing the Truckee, paddleboarding Lake Tahoe, landscape photography, etc - but that won't be super high priority since this will be an investment property and I will likely spend most of my time at my girlfriend's house in Reno.Kyle - thank you as well!
