I think may young people think Granite is old fashioned so I would quartz.In regards to the Cabinets if you are worried about the lacquered finish I would keep it shaker but with a dark stain.

Depending on your own situation, with 25% down you could get a bank loan that would probably be more favorable than the seller's if you are looking for straight cash flow.
