Hello BP Community:

I have a lead (inbound phone from direct mail campaign) with the following information:

House Occupied ByVacant
Asking Price$150,000
Repairs/Updating Needednone
Number of Years Owned7
Amount Owed
Months Behind
Listed With a RealtorYes
Why are they selling?Already moved away.
How fast do they want to close?In no hurry
Would they sell for the amount owed?No
If we pay cash and close quickly, what's the least they would accept?$145,000
How did they hear about us?letter in mail

I am about to call the lead and want to know if anyone has any advice before calling....
