Once the court is satisfied that all potential interested parties have been given a chance to make any claims they feel they have, and the paperwork is filed properly the probate court will allow a sale via a court order than can be exercised by the person or persons representing the estate.

.  I was considering options like Hardmoney (never done this) home improvement loan (never done this) or Finding a credit union or bank that would give me the a rehab loan based on the post rehab value loan (never done this either)Any advice would be super helpful, I’ve got a lot of balls in the air right now.

Good neighborhood + nothing wrong with the core of the house = nothing a few $ won’t solve once you move.Low-balling in this hot market is not working as well, but I’m also seeing a lot of sellers frustrated by buyers cancelling last second because they lost their jobs or couldn’t meet financing.

(Not commenting on the ethics of this practice, just making the unsubstantiated claim that it does happen.)Of course this isn't always going to work, but may be a deterrence in some cases, especially when the employee knows he doesn't belong there anyway.So, if you'd been "looking the other way" for minor lease infractions so long as the rent was paid on time, maybe if the rent isn't paid those infractions can become less minor.Just spit-balling here, I'm no lawyer.
