Pay more attention to seller's motivation than $$$ .

I've worked to follow the Info Template above:I had a good year in 2017 and when time to pay the rest of the taxes in 2018 and after getting a call from a motivated seller, I instead made an installment agreement with the IRS and bought that initial Colorado 4-plex on owner-carry for $800K using that $50K earmarked for the IRS - for the down payment.

What would motivate you to invest in a syndicate today?

The property value has gone up quite a bit since I've bought it a year ago and am installing new efficient tankless water heaters for all the units, do you think I'd be able to refinance into a conventional loan and be able to reuse FHA ?

I’m just south of Franklin and I am motivated to find some nice people and potential make some deals in the future!

For example, are you the kind of person where, if you invested a few/several thousand in a course, that'd you'd be motivated to the point of not failing because of that skin in the game?

So being inexperience, I would love to find a mentor/coach that is willing to work with me being new, but I also have a lot of motivation and want to succeed amd learn.

I'm new to taking action with REI and am willing to step forward, fail, learn from failure, and progress that much faster.Edit: Also, if anyone has any recommendations to make the deal analysis more efficient, I'm all ears.
