You can literally buy and then sell and 1031 Exchange the next day IF AND ONLY IF you can show that you had the intent to hold BUT a business or economic reason came up that changed your circumstances.Short-term holds are more difficult to demonstrate that you had the intent to hold for investment purposes.

It's a little more expensive than grout (plus sealant), but in the long run, the lack of needing to seal and reseal makes it more economical, supposedly.

Make yours just as nice or nicer if the economics justify it or shoot for a lower price range if you cant compete with your competition at that price range.That's my best advice.
