@Arty Fresh I'm not a CPA so you would have to ask a professional for the details, but in general...you need to have documentation (paper trail) of every mile and how that mile applied to business use.

I like using the MLS better than Redfin personally in my market so I can see more agent's notes and comments, have access to showing info, get more in-depth info on properties than what Redfin shows, see upcoming listings before they're listed, set more granular search parameters, pull comps/create CMA's more easily and accurately, view info on past listings, see archived photos, access documents, schedule showings, etc.

In addition to the boiler plate rules, I have a specific set of rules for each property based on it's quirks/features.2) Since I have PDF copy of everything, I also email a link to a dropbox file with all the documents to that property & their lease for their reference (rental agreement, house rules, utility info, appliance info, etc).
