Have the seller sign a power of attorney for you to sign any documents at the close with the new buyer.  

Other investors should be able to able to take risks up to their risk tolerance as long as they understand the investment documents (i.e. sophisticated). 

The tenant signed the lease with the current conditions in place with no documentation for repair (even though claiming a verbal from previous property mgmt company to repair, I am checking with them).

You may have to pay something for it, but it isn't a large amount.The only cautionary note is that some community owners, including myself, go to considerable lengths to avoid appearing in those documents so not every file is going to list all of the actual human owners.

hi there,i'm looking at the attached document and am wondering if this deal is too good to be true.i think i'd try to negotiate to the average price per sqft mentioned in the document, which would put me around $45k. with that figure and an $825/mo rent i'd be getting 29.5% cash on cash return.am i missing something, some devil in the details?

And at the end of the day if you looking for ways to pull money out of the property there are methods now that will allow you to get a no document, non recourse loan as high as high 60% LTV.
