It's a small area, I'm sure we have crossed paths a time or two.

Small slivers of land, lots too small to build on, no water, no power, landlocked, flood zone, dump sites, no sewer, but too small to add septic, around where I live counties require a certain amount of road frontage so people won't put mobile homes, so you can buy OTC without the required road frontage and lot could be more or less worthless....can't build on it,  and all other kinds of issues. 

If you are house hacking to have someone else pay your mortgage what would be the point of a separate account if you are just going to switch it over to your checking or directly into your mortgage. 

I've built a small network in Philadelphia, and even made an offer on an apartment building there!

I currently live in New York but I am currently exploring the options of investing in a small multifamily property.

(The only exception would be dealing directly with a credit union who may have slightly lower rates.)

However, since the chances of collecting on the judgement are small and your costs to travel for the hearing is large, it may not be worth doing that.

I convert it to small bills and roll around in it if I have it.

I was going to suggest looking into increasing direct bookings.
