I would definitely agree with you that self-managing is a great option for some owners, but does require an investor to understand their own skill set and align it with their desires for their asset performance appropriately (If max ROI is desired, do they have the skillset necessary to produce top revenue numbers, etc.?).

It's in Tampa near the water so I just figured it could fit the more high-end, modern look that is desired there than the old school low ceilings.

I lived in Colorado Springs for 4 years and never did more than drive past Pueblo so I can't speak to much to the quality/desirability of living there, but either way, if the numbers work - you can't go wrong.

Those numbers will vary by the extent that your units are retrofitted with these technologies, but the smart lock is the highest in the list of most desirable tech.

I competed a pre approval application and selected primary residence and got the approval for my desired amount. 

I desire to network with other cash buyers, very motivated sellers, and creative & aggressive real estate agents.

I think I will join a meeting or two, I don't have any experience in Multi Family yet but I do have a desire to get involved with that some day so I imagine I could learn a thing or two from the meetings.

Also, while I desire to do all I possibly can to retain the value and well being of my house, I can't afford to go crazy!

Definitely don't have the time/patience/desire to reproduce an IC site!
