Here's an example:If your goal is to purchase a buy and hold rental and manage it for a period of at least 5 years, then odds are you'd want to do all the stuff folks above are talking about: join a REIA, research the market, learn about land lording best practices,learn the land lord/tenant laws of the state in which you will invest.

I would say one of the best tips is to not sweat the small stuff and get discouraged by some of the speed bumps that you'll hit.

If a toilet is clogged and the plumber find that the tenant has put stuff down that toilet that clogged it, I charge the tenant for that repair.

The last owner of my property did weird stuff like pout rainbow floodlights in the basement. these are big and get pretty hot fast so i bet they're very costly to run. im going to replace those with energy efficient LED lights. i figure if i can optimize where utilities are wasted and keep the bills down then rent will be on time.
