The numbers on this deal look good, but he is slowing down the process at every turn by failing to provide documentation (says his wife runs the props).  

Well alls well that ends well, now about that vacant unit and the slow rehab.... :)

Added bonus: it's about just as fast (or slow, depending on how you look at it) as driving in to work.

I was contacted by a seller that is trying to sell her property at a pretty deep discount.

My regular personal biz is a little slow, and my monthly nut is very high, I'm finding myself too close for comfort as far as the amount left in my bank each month, especially after April, with both property tax and my personal that was due!

This house is a reverse mortgage / HUD / Foreclosure (it is still not clear exactly what it is, but I am purchasing it as an investor directly from the bank).There seems to be something slowing this transaction down.
