Marianne Lisson - Escrow Officer - First American Title and Escrow -- She works in the 9th street Office in Puyallup-----------------------Day after Day year after year she has found notaries - cleared messed up titles...got Dead Folk off title....and resolved re-conveyed old mortgages....which is why Marianne gets our business regardless of where the property is located.She got our VA loan docs flown into the Green Zone into Baghdad Iraq to be "notarized" with that wierd Military notary that does not expire....when there was only one airfreight company flying in out of Germany ,....and they got shot at so delivery was sporadic.

I honestly don't know why anyone would bother to be a landlord in my area, you have to put 50% down just to breakeven on your cash flow, so you have ~$150k sitting dead in the hope that the house will appreciate.

It makes no sense to keep trying to repair it and beating on a dead horseCalculate the costs that it will take to tear down, clean up, and build another home based on similar projects in the area and professionals who've done similar work.If the numbers make sense and you are fulfilling your debt service then I would see it as a no-brainer.

Not knowing the offer/inspection contingency terms, would generally seem that if you don't want the property due to these items, it would be time to give the seller a notice of defects you object to and if they have a right to cure in the WI Offer, they can agree to fix those items before closing and move along or tell you they won't fix them and the deal is dead (or if they weren't given the right to cure defects, the deal would be dead) but again, would need your agent knowing the terms to discuss with you or an attorney or advice from both.
