During the 8 hour exchange marathon, Jimmy contracted to purchase a property he wanted via seller financing, contracted to purchase a mortgage note at a huge discount to outstanding principal, convinced the seller of the property he wanted to accept the note he just contracted to purchase at face value (outstanding principal) and closed the deal the next day at a title company set up by the exchangors group for just that purpose.
