I like street names a lot and if you have a large commercial, office or apartment complex the name could be something like 3401 Main Street LLC.Once we had a company that was named after Will Rodgers, who said "Buy land they're not making any more."

Because those loans to owner occupants would require licensed lenders, per the SAFE act, there are very limited numbers of hard money lenders available.Because of the added complexity of lender licensing, and the added layers of regulatory compliance, most hard money and private lenders have chosen not to become licensed, therefore, there are very few who will lend to owner occupants.

It's also in a pretty bad part of town, but there are other complexes in the area operating without a problem it seems.2 BR 2 BTH per unit900 sq ft each or 3600 sq ft totalAsking price = $24,000Repairs estimated by contractor = $70,000ARV according to Zillow = The "Zestimate" is $166,057 (not sure how accurate that is, I ran some comps and it's looking more like it will sell for $120,000-$130,000)TAV = $6,600 (why is that so low?)
