I'm buying a house in Columbus, GA to use as a student rental, but the first student in it will be my college-age son. 

Again, I'm not familiar with the area so if there's a college town nearby or an up and coming town would be ideal.  

I am a college student at Auburn University in Mechanical Engineering and love learning real estate on the side.

See if you can find some local college kids for the basic stuff.. if it's just you.. it's draining, boring, and takes forever.... you need a team!

Depends on your comfort level I would recommend at least 10,000+ for starters and depending on projected growth, jobs, colleges, etc.

I just finished my master's degree in food science, and currently work as a food science professional.

They hire new people right out of college who have zero experience with finance, investing, taxes and life.

I have analyzed properties closer to $150K but they need a lot more renovations and the numbers aren't working either.I am searching in Upper Marlboro, College Park, Pasadena,  Severna Park, Crofton, Annapolis, Edgewater, Deale and am starting looking in other areas to see if I can find more affordable properties.Are my numbers way off?
