Couple this with the urgency of an impending $35k tax bill in July (i have coached them on payment plans with the IRS) make it so that if they sell to a third party the would just rather go for a cash buyer who has offered them $580k.

I'm starting out in REI, I've read the books, analyzed deals, watch podcasts, my next step is to find a mentor or a coach, how can I find one?

You need to stay where people think its cool and are bringing the neighborhoods back (Huntridge, John S Park, Westleigh, Beverly Green, some parts of Paradise Palms...).
