Both individuals have good paying jobs and have been dependable dependable and clean tenants.

However, it is a deposit that can only be applied toward cleaning and repairs a does nothing to put more money in the Landlord's pocket.I am now switching to pet rent based on the type, size, etc.

As a kid, I hated how each weekend, we would have to go collect rent, clean up, and get units ready for renting. 

Getting it cleaned up (250) and getting the furnace serviced (200), but other than that this was a no money down deal.These deals do exist!!

If you deal with clean hands you don't need all this "investor friendly" crap. 

I will clean with TSP and Killz but this place may be beyond the point of no return.

Most the windows were replace, both bathrooms redone, kitchen cleaned up, plumbing and gas service taken care of, garage redone, front door replaced, and ect.
