So for example if I have a house that is turnkey but hate the cabinets or flooring I rent it out to a pet owner so when they move out and the place is indeed actually needing things replaced because of the pet, I look as it as having a discount on replacing things I already wanted replaced because I use their security deposit to replace it.

Don't forget the insides of cabinets, closets, laundry chutes, decorative soffits, etc. because every surface will be contaminated.I have been very disappointed with water-based primer/sealant - pony up the cash & get the old-school stuff (oil- or shellac-based).

There is a half finished bathroom with permits what should be easy to finish, expect this whats needed is: Permits, Install Windows, install small kitchen, flooring, put up wall to separate laundry room, cabinets, lights, door, install portable heating/AC unit, fence outside etc.I got ok from the city for a granny flat regarding zoning so that will work.If you know anyone you would recommend based on previous jobs I would appreciate the contact.

I would not pay $118000 for a house that needed foundation work, new roof, appliances, cabinets, paint inside and out, carpet, tile, water heater, lights, fans, foists and many other little things that go into a rehab.

I lived there for 4 years and planned to live there longer but got orders out of state after I had just rehabbed the entire downstairs with wood look tile, painted all the cabinets white and redid the backsplash.
