If curious you can see some examples at www.NexusApartmentLiving.com - basically very reasonable prices were paid for the properties usually 20,000 a unit less than other similar properties (that is really where you make your money) and on average we did about 10,000 or less per unit in renovations adding new flooring, granite countertops, new cabinets, stainless steel appliances and of course other common area upgrades based on the property.

Updating cabinets, carpet, paint vanity etc, could add value (not like a house addition of course) and from what I see now if this reno also mixed with finding a deal to buy well below market value this will help to some extent.

I am considering having a real estate agent video tape/vid chat house showing, have an inspector inspect the house (without me), I would go there for the closing of course, but maybe deal with minor upgrades like flooring or cabinet upgrades as remotely as possible and finding a property manager to take care of it.
