Only the most recent owners subdivided in an attempt to sell.For what its worth my intentions are to pay cash if possible for the five bare land parcels (54 acres) so that I don't have to try and finance that.

Their definition of ethical business is different than mine (and many of ours), but it's based on where they draw the line between providing a valuable service and ripping off customers.For me, *intent* is where I generally draw the line -- if a business is sincerely attempting to create a win/win, it won't get any flack from me.

Higher Vacancy Rate - people that live in "rougher areas" tend to move around a lot, and from my experience they could care less about a lease expiration, they move when they want to move.Tenants that have trouble paying will attempt to "string you along" for a while giving your partial rent payments.
