When I spoke to a couple of commercial lenders towards the end of 2019, I received the following:- Lender #1: 6.49% variable interest rate with $480k limit- Lender #2: 5 year arm – 4.875%. 7 year arm – 5.25 % with $1M limitI was expecting a lower FIXED interest rate, and a higher limit from the 1st lender. 

With a RM, a short sale (yes, you and the seller have to go through the short sale process) can only be approved fir at least 85% of a current fha appraisal.

We're having trouble finding a mix of affordability, rental interest, and safety. 

Do you have a safety protocol in mind for going out to houses as you do not want to do appointments by yourself? 

Some areas you need to arm yourself.

I have read that mobile homes tend to devalue the properties, hard to resale and have safety concerns.
