@Joe Edwards-Hoff  Yes I believe conventional financing won't allow income producing agricultural property. 

There aren't high-interest money market accounts for businesses and most, if not all, high-yield money markets are for personal accounts.

Any investors in Memphis have recommendations on small local banks for business checking accounts?

Hopefully, through all this mess, I have a partner we can do continued business with.

I have a client of 15 years who runs a route selling business for 40 years.

There are only a handful of lenders that allow it and they may need to see the full trust or just the certificate of trust.

I know this here is all things real estate but man i love being here at the convention and Im learning more about other businesses seeing the dynamic in other teams.

Some some direction on what needs to be opened to allow inspection.

Hello @Richard Benjamin Wilhite,We usually do 2-4 weeks before move-in date.We have listed rentals 4-6 weeks in advance as long as the apartment is vacant or the tenant allows regular access (2-3X per week) to show the apartment.All the best!
