Do you replace the air filters monthly yourself or allow the tenants to do it.

Yeah, I thought of doing that credit for the central air but with the exterior work, first, the house looks really terrible, no curb appeal at all.

Also is there a bad draft coming in or space drawing warm air out or is this just cosmetic?

Some of them allowed the new buyer to renovate and raise rents, one of them allowed the owner to air bnb a "mother in law" unit. 

I only use VRBO at the moment, but have been considering adding AIR BnB and try to watch my calendars closely. 

My brother in law and sister are currently doing a live in flip in Charlotte where the numbers are crazy and I will say from their experience to be ready for anything and have adequate reserves on hand for issues that you need to prioritize for (I.e. in case an appliance goes out, heat/air go out, etc.).Not doing it personally like I said but from what I’ve seen it could for sure be overwhelming living around it so having that discussion with your girl beforehand as if the property needs considerable rehab you could both be relatively comfortable in part of the home if extensive rehab is required.

Such as sprinklers, light bulbs, door knob, toilet seat. air filter. 

This goes for gas furnaces (with forced air heating ducts) and gas water heaters too.
