As far as parsing out the outliers, that's not particularly difficult, given a sufficient sample size- meaning, if you look at enough similar properties, there's a handful that will stick out like sore thumbs that can be discarded.Charles, I wish you had messaged a little earlier this morning.

As everyone else mentioned, a walk through the morning of a closing is typical on SFH but tougher for a multi family as there are typically people living there but if it's accessible/outside things, easy to do. 

This property came up on the MLS on a Saturday morning.

I like NTAREI, normally meet's Thursday evenings at Preston and LBJ.I also like the one that meets in Hurst near the conference center on Saturday mornings.  

I don't want their father figure to be the guy that wakes them up in the morning, takes them to school, then puts them to bed most nights and that's the majority that they see me.

I used polish concrete floors, new soft close cabinetry, plumbing and lighting fixtures, designer tile in the kitchen and all bathrooms.
