If I was in your shoes, I might put half of the funds into multi family properties and lend the other half out as a HM lender.

Hey @Rob Terpilowski,If I were in your shoes, I would finance as much as possible and keep your money for other deals or as reserve funds in case this project goes wrong.  

Just like you make your banker's job easier by coming in with a neatly organized folder as opposed to 1,000 lose pages, and just like you make your CPA's job easier by not showing up with a shoe-box full of receipts, don't give your PM a $30,000 pig and expect them to work miracles - no miracles in this sport, right Chris?

They step into your shoes with the seller, and the actual sale occurs from the seller directly to the buyer.

You're not willing to do the work if you do not skin in the game.Marketing for buyers is pretty easy, you just need a great deal.Finding private money whether it's IRA lenders from self-directed IRAs or joint venture partners like doctors for 50-50 splits, it takes shoe leather and time, if you don't have the time, I would find a partner to go solicit private money and JV money.Lastly a good coach can believe in you more than you believe in yourself.
