Where to start? Currently rent, unique situation!

My husband and I currently rent an amazing farmhouse on 120 acres and just pay the taxes at $400 a month. No utilities, that's it. We are in a unique situation because we have great credit scores, no mortgage and 10K on a no interest credit card, but the cash to pay it off instantly if we need to. We'd really like to get into real estate investing, but aren't sure we want to leave where we are because of our awesome situation. Here is my dilemma...do we just keep socking away cash and floating that 10K to no interest cards or pay it off and start from scratch with no cash reserves? Also, we are looking into moving south (currently in PA) sometime in the future, so we've been tossing the idea around of buying a duplex with an FHA loan (can we do this with a full rental or will we need to live in one side for a certain amount of time)and renting both sides out as a turnkey investment. Then, if and when we decide to move, we can move into one side and take over the management. What options would you recommend if you were in our shoes? Should we keep saving?
