Im currently in the finishing stages of my rehab & in need of a detailed scope of work for company I'm hiring to handle the painting, compounding , plaster & taping of the house.

I'm looking for $25K - $35K in funds for the rehab portion of my next flip that I'm paying cash for the home.

These homes go for 40-45k after rehabbed which would be cash purchases.

The problem is that none of the units utilities are submetered, I'm assuming it's zoned as SFR, and it only has one mailing address and mailbox. 

Can I take the entire 100k and buy one house cash, rehab it, the finance it? 

You bring up a lot of good questions and hopefully I can address them all.The seller is a gentleman in his 60's whom owns this lot in a trust with his wife.

Previously I managed quite a bit of REO rehabs in the Atlanta area as well when I was a construction manager.

I’m going to check it out tomorrow with my agent and also trying to get our GC in there with us for an estimate of rehab.

Call a few local property managers and tell them the address and see if they can offer a rental estimate based on comps.
